Our Process
Once we have identified a single family or multi family property we would like to move forward with, we put it under contract by depositing earnest money to the seller and start our due diligence process with our home inspectors and contractors. At this time we will gather bids to create the most value with least amount of money.
We are looking to add value to any property we purchase, either through functional rehab like replacing floors, doors, trim, cabinets, countertops, appliances, paint, landscaping. Or through operational value add like implementing professional property management, billing back tenants for utilities, raising rents, etc.

Once the rehab is complete, we immediately start the refinance process and get the property appraised. At the time of refinance, all private money investors in the project will be cashed out their original investment and receive their profit in monthly increments or a lump sum at the end of the project.
After rehab is completed, we will stage the property and prep it for tenant showings and/or the sale of the property. Our goal is to get the property rented through 3 different outlets, long term, mid term and short term rental tenants. Utilizing this process allows us to keep our properties almost 100% full all year long
Once we have identified a value add mobile home park that meets our minimum 12%+ cash on cash return for our investors, we will then put the property under contract, usually 30-45 days of due diligence where we check utilities, verify leases and value add and then we will close on the MHP with a local bank or regional bank
Once stabilized at 100% occupancy for at least 12-16 months, we go back to a larger regional bank and do a cash out refinance, returning investor capital where we can get all of our cash out and still keep 20-30% equity in the property, that is an infinite return for us and our investors and that is a safe exit equity margin across all our mobile home parks.

Or operational value add, signing new leases with tenants, creating payment plans, creating standards in the community. Our goal is to make our tenants experience better.
After sign install, mailbox install, road work, etc. We will then start to look at the vacant homes in the community. We will then sell those homes to families who want to own their home and pay lot rent in a safe park in a great location with professional management.
